Associate/Senior Associate, Investment (Real Estate)

Introduction
The real estate team invests in equity and credit opportunities across US, Europe, and Asia. The successful candidate will gain broad exposure from investing and managing a large and diversified portfolio, including public and private investments at both asset-level and company-level, with a particular focus on the US market. The real estate portfolio at Temasek has been a long-standing pillar of the firm’s platform since its founding, with Real Estate and Consumer collectively comprising approximately 13% of Temasek’s S$434 billion portfolio as of 31 March 2025. Operating as a lean team of two senior professionals and one mid-level investment member with combined 40 years of experience across real estate equity and private credit, the Real Estate team focuses on delivering innovative capital solutions, investing across the capital stack, and aiming to generate high-quality yield while driving long-term value.
Responsibilities
- Supporting the process of identifying and assessing investment opportunities in US real estate across the capital structure, including research and financial analysis on target companies (including platforms, assets and debt structures)
- Constantly developing and renewing industry/sector knowledge as well as macro and regulatory changes
- Monitoring market trends and closely tracking existing portfolio assets to support investment/divestment making decisions
- Performing deal evaluation, due diligence, industry/company analysis, financial modeling, and preparing necessary materials for recommendation to investment committee
- Regular monitoring and preparation of reports on the performance of portfolio investments
- Establishing and cultivating relationships with companies, corporate partners and other relevant institutions
Requirements
- Working Experience: 1-3 years of working experience with a top-tier investment bank, private equity firm, real estate transaction advisory / investment sales and/or M&A firm; preferably with exposure to the US Real Estate and/or Real Estate credit industry Bachelor’s degree from an accredited university
- High level of interpersonal, writing and presentation skills
- Able to work well within diverse teams and deal with multiple stakeholders
- Self-starter with an entrepreneurial attitude and proven ability to manage multiple priorities and to work independently
- Familiar with use of appropriate electronic data sources (e.g. Bloomberg, Factiva, Capital IQ, etc) for business and industry information research and productivity tools
Base salary of US$120,000 – US$175,000 annually (not including additional incentive compensation). Actual base salary within that range will be determined by several components including but not limited to the individual's experience, skills, qualifications and other conditions of employment.
